We were approached by a customer to resolve an issue with the air conditioning system in one of the residential towers in Al Majaz district in Sharjah. The 13-floors tower had three Carrier chillers (30GTN150). Each chiller has 5 compressors; with total 15 compressors.
The system performance was running on 20% as 12 out of the 15 compressors were faulty. Tenants we uncomfortable due to the rising summer heat reaching up to 40 degrees Celsius. Other air conditioning service providers proposed a solution that would take 2 weeks. Tenants were confused, some were aggressive, others lost hope and considered leaving the building. The landlords had to act to bring the temperature down, immediately.
Our proposed solution was to bring the indoor temperature to 24 degrees Celsius in 3 days (instead of 2 weeks), and system performance to reach 100% in one month.
We established a Crisis Management Team which included several technical teams working together simultaneously on different tasks on 24 hours basis. Our logistics department managed the flow of tools, material and technicians to the building.
We also made sure that the client, and the tenant, are aware of our progress. This alone brought relief to the tenants, and the client, since knowing the time and date of when the problem will be solved is better than being uninformed.
On the first day, we kept the client and tenants informed by posting a sign clearly stating: “The Air Conditioning System will be working within 72 hours”, and defining the exact date and time. We also separated the outdoor works (chiller technical issues) from the indoor works (problems related to tenant flats) and stated that indoor works will be attended after the 72 hours.
In the first 3 days, we replaced three compressors, while repairing another three. Tenants immediately felt relief as the indoor temperature dropped as we were progressing. We also managed to prioritize indoor issues and started resolving them before the 72 hours notice. The indoor temperature was at 24 degrees Celsius within 48 hours bringing relief to everyone, including us. The remaining works were accomplished within one month, followed by an Annual Maintenance Contract.
